Here are 5 important rules for selling property in Mallorca that can help you to sell legally safely and successfully:

  • Demand clear brokerage contracts (exclusivity, commission, term should be clarified in them)

  • Escritura (title deed)
  • Cadastral extract (Referencia Catastral)
  • Energy certificate (Certificado de Eficiencia Energética – mandatory!)
  • Certificate of habitability (Cédula de habitabilidad)

  • Current property tax payments and garbage fees (IBI, Basura)

    • The documents mentioned under point 2, further documents if necessary
  • Payment is usually made by bank-confirmed check or, in the meantime, mostly via the notary’s trust account.
