Full application will be mandatory from <strong>July 1, 2025<\/strong>. With this measure, Spain is the first EU country to implement <strong>EU Regulation 2024\/1028<\/strong>, which provides for uniform rules for short-term rentals in Europe.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p><strong>What is the NRA?<\/strong><\/p>\n\n<p>The NRA is a <strong>unique registration number<\/strong> assigned to each accommodation offered for short-term rentals. This includes in particular<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Vacation apartments on Mallorca and in Spain<\/li>\n\n\n\n<li>Seasonal rental properties on Mallorca and in Spain<\/li>\n\n\n\n<li>Single room rentals on Mallorca and in Spain<\/li>\n\n\n\n<li>Alternative accommodation such as boats in Mallorca and Spain<\/li>\n<\/ul>\n\n<p><strong>Without the NRA<\/strong>, marketing via platforms such as <strong>Airbnb, Booking or Idealista<\/strong> will <strong>no longer be permitted<\/strong> from July 2025.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p><strong>How do I apply for the NRA?<\/strong><\/p>\n\n<p>Registration is carried out via the <strong>digital platform of the Colegio de Registradores<\/strong> or directly at the relevant <strong>land registry office<\/strong>. The following documents are required for registration:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Full address of the property<\/li>\n\n\n\n<li>Cadastral reference or registration number<\/li>\n\n\n\n<li>Proof of local permits (e.g. tourist rental license)<\/li>\n<\/ul>\n\n<p>After successful submission, the NRA is awarded automatically and immediately.<\/p>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p><strong>Obligations for owners and platforms<\/strong><\/p>\n\n<p><strong>owners must:<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Apply for the NRA and <strong>indicate<\/strong> it <strong>visibly in all advertisements<\/strong><\/li>\n\n\n\n<li>Keeping information up to date and responding to requests from authorities<\/li>\n\n\n\n<li>For seasonal rentals, <strong>provide evidence<\/strong> of the <strong>purpose of the tenancy<\/strong><\/li>\n<\/ul>\n\n<p><strong>Online platforms are obliged:<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Check the validity of the NRA for each advertisement<\/li>\n\n\n\n<li>Remove ads without a valid NRA<\/li>\n\n\n\n<li>Carry out regular checks and reports to the authorities<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p><strong>Objectives of the measure<\/strong><\/p>\n\n<p>The NRA system should:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Curbing illegal rentals<\/li>\n\n\n\n<li>Creating tax transparency<\/li>\n\n\n\n<li>Limiting the impact of short-term rentals on the regular rental market, e.g. in Mallorca<\/li>\n\n\n\n<li>Improve compliance with local regulations<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p><strong>Transition period and sanctions<\/strong><\/p>\n\n<p>A transition period applies between <strong>January 2 and June 30, 2025<\/strong>. From <strong>July 1, 2025<\/strong>, the NRA will be <strong>mandatory<\/strong> for all short-term rental offers. Violations are threatened:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Removal of advertisements<\/li>\n\n\n\n<li>Fines<\/li>\n\n\n\n<li>Further sanctions depending on regional legislation<\/li>\n<\/ul>\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n<p><strong>Conclusion<\/strong><\/p>\n\n<p>The NRA is a key component in regulating the Spanish and Mallorcan rental market. Owners who wish to rent out their property for a short time should register <strong>in good time<\/strong> to avoid legal consequences.
